Residents must be able to live independently and are required to complete a physical examination and provide a physician's statement confirming their ability to do so, as well as demonstrate the financial ability to afford the rent. Rent includes gas, electric, and sewer utilities; lawn care with spring and winter clean-up; snow removal; garbage service three times per week; complimentary Wi-Fi; emergency maintenance; and access to community activities such as monthly birthday parties, outings, bingo, and crafts. Weekly shopping trips to Hy-Vee are also provided for residents' convenience. Phone, cable, and satellite services are not included.
